Host Adds Four More Properties with LEED® Certification, Bringing Portfolio Total to 24

In the second half of 2025, Host added four properties with LEED® certification to our portfolio, further advancing our commitment to owning one of the most sustainable and resilient portfolios in the industry. Our latest LEED certifications include Grand Hyatt Atlanta in Buckhead (LEED Silver®), Tampa Airport Marriott (LEED Certified®), Hyatt Place Waikiki Beach (LEED Gold®) and Hyatt Regency Reston (LEED Silver®). Additionally, Grand Hyatt Washington—which previously had its meeting space LEED-certified—achieved LEED Silver® certification following its comprehensive guestroom renovation.

LEED® Certification Highlights:

  • 24 LEED-certified properties, including five LEED Gold® hotels as well as Host’s corporate headquarters
  • Over 30% of consolidated portfolio LEED-certified; on track to achieve our 40% target by 2030
  • 8.6 million square feet of certified space
  • 243% increase in certifications compared to 2019

These achievements underscore Host’s leadership as the first lodging REIT to issue green bonds and the only lodging REIT with a sustainability-linked credit facility supporting green building certification.

Sustainability features incorporated into the renovation of the guestrooms, guestroom corridors and club lounge include: 

  • Energy efficiency: 59% reduction in baseline energy consumption through the installation of LED lighting 
  • Water stewardship: 31% reduction in indoor water use through the installation of low-flow fixtures and other water efficient technologies 
  • Waste reduction: Nearly 90% construction waste diverted from landfill
  • Health and well-being:
    Materials verified as low-emissions or non-toxic, including interior paints and coatings, flooring, insulations and composite wood used during construction 
    Strict indoor air quality management program during construction to protect the health, safety and well-being of workers, hotel staff and future guests

Sustainability features incorporated into the hotel renovation include:

  • Energy efficiency:
    - LED lighting throughout guestroom and public areas of the property
    - 100-KW rooftop solar PV system that generated approximately 6% of 2025’s electricity consumption
    - In-room energy management systems 
  • Water stewardship: Low flow fixtures in guestrooms, including toilets, faucets, and showerheads
  • Sustainable transportation: Close proximity to alternative forms of transportation

 

HYATT REGENCY RESTON

Sustainability features incorporated into the renovation of the guestrooms, lobby and meeting space include:

  • Energy efficiency: 42% reduction in baseline energy consumption through the installation of LED lighting 
  • Water stewardship: 36% reduction in indoor water use through the installation of low-flow fixtures and other water efficient technologies
  • Waste reduction: 77% construction waste diverted from landfill 
  • Health and well-being:
    - High-quality low VOC materials used to ensure occupant respiratory health and maintain indoor air quality
    - 12 products selected for construction meet the stringent requirements for EPD
  • Sustainable transportation: 30% less parking compared to the LEED baseline promoting alternative, quality transportation options
