Host Properties Earn LEED Gold® and LEED Silver® Certification

Over the past two months, Host added two more LEED®-certified properties to its portfolio, further advancing our commitment to owning one of the most sustainable and resilient portfolios in the lodging industry. The latest LEED certifications include Hyatt Regency Washington on Capitol Hill, which earned LEED Silver®, and The Ritz-Carlton O’ahu, Turtle Bay, which earned LEED Gold®.

LEED® Certification Highlights:

  • 26 LEED-certified properties, including six LEED Gold® hotels as well as Host’s corporate headquarters
  • More than 34% of consolidated portfolio is LEED-certified, keeping Host on track to achieve its 40% target by 2030
  • 9.4 million square feet of certified space
  • 271% increase in certifications since 2019

These achievements further underscore Host’s leadership in sustainable finance and green building, as the first lodging REIT to issue green bonds and the only lodging REIT with a sustainability-linked credit facility that supports green building certification.

Sustainability features incorporated into guestroom and public space renovation include:

  • Energy efficiency: 82% reduction in baseline energy consumption through installation of LED lighting
  • Water stewardship: 34% reduction in indoor water use through low-flow fixtures and other water-efficient technologies
  • Waste reduction: 84% of construction waste diverted from landfill
  • Health and well-being: 
    - High-quality, low VOC materials used to support indoor air quality and occupant respiratory health
    - 58% of regularly occupied square footage has direct access to daylight
    - Products selected to meet stringent Environmental Product Declarations (EPD) criteria, providing transparency into environmental impact over a product’s lifetime

Certified: April 2026
Sustainability features at the property include: 

  • Energy efficiency:
    - LED lighting throughout guestroom and public areas, along with occupancy sensors 
    - Nearly 700-kW rooftop solar PV system on main hotel 
    - In-room energy management systems 
  • Water stewardship: Low-flow fixtures in guestrooms, including toilets, faucets and showerheads, resulting in a nearly 45% reduction in water consumption compared to baseline
  • Health and well-being: Shielded outdoor lighting designed to reduce light pollution
